Buxton Road, Norwich

The site extends to 7.7 ha and adjoins a major urban extension of North Norwich which has outline consent for around 3,000 houses. Given the need for housing delivery in the Broadland District Council’s area we proceeded directly to a planning application and secured permission for a scheme of 225 units.  
 
Working with the promoter and owners of the adjoining land we identified the opportunity to apply for a Local Infrastructure Fund loan from the Local Enterprise Partnership for the delivery of a new link road between Buxton Road and the main A149 Norwich to North Walsham Road, giving access not only to this site but surrounding land within the adjoining masterplan development. We were successful in securing both the funding and then a deal for the repayment of the loan between the owners of other land served by the road. 
 
The site was sold to Orbit in the spring of 2017.
