Innovative and forward-thinking in land promotion and development
We have made a hybrid planning application (South Norfolk District Council 2022/2148) Part 1being detailed proposals for a 25.5 hectare country park together with associated infrastructure. Part 2 being outline proposals for a residential development of 178no. dwellings, serviced site for a new 420 place primary school and new community building, Step 7 FA Standard football pitch and a package of improvements to Caistor Lane. The proposed development is nutrient neutral by virtue of the land to be taken out of agricultural production across the development and country park. • The existing Poringland Primary School is currently oversubscribed and the application proposals deliver a serviced site for a new 420-place primary school at no cost to the public purse. • A 25ha Country Park will contain the following major new benefits: 1.4 ha of new woodland planting using native species to extend the historic woodland area within the existing County Wildlife Site. 1.1 km of new native species hedgerows will be planted within the site to develop the biodiversity network. 22,100 sqm of new meadow grassland seed mix will be applied across 2.2 hectares within the site. 14,500 sqm of native scrub seed mix will be applied across 7.3 ha within the site. 57,500 sqm of general purpose meadow seed mix will be applied across 5.75 ha within the site. The remainder of the site will be allowed to natural regenerate under careful management in line with the long-term Landscape Management Plan (LMP). • There is also an identified lack of available public football pitches in the local area for all teams and the hybrid application proposals will provide a Step 7 FA Standard football pitch for use by the local community. • Arminghall Village Hall permanently closed since 13th November 2019 and a new serviced site for a community building for the Parish Council will be provided on site and gifted at no cost to the public purse. The planning application will be determined at South Norfolk District Council's planning committee in March 2025
