How We Work
Maximising land value through technology and planning expertise to manage promotional risk.
We use our experience and bespoke data tools to identify greenfield land opportunities with clear development potential for a variety of built development types, and we work in partnership with landowners to obtain planning permission to significantly increase the value of land.
To do this, we enter into a promotion agreement which is tailored to the characteristics of each individual site, the planning background and context, the promotional strategy and the opportunity as we see it. We establish market demand for various land uses and identify community deficiencies. We look to deliver real community benefits in every scheme to reduce the planning and promotional risk. In devising our promotional strategies we have full regard to the specific objectives of our landowner partners that have been agreed at the outset.
At our risk, we will meet all the legal costs of setting-up the agreement as well as all the planning and promotional costs associated with our work in line with an agreed budget. During the term of the agreement, the landowner retains ownership, use and occupation of the land.
When planning permission is granted, we agree a sale strategy with the landowner (and their agents) and the land is then marketed for sale on the open market to ensure there is real competition between potential buyers and that the best price is achieved for the consented site. On completion, the sale proceeds are then used to pay the costs of sale and promotion incurred to-date with the balance of the funds then divided in accordance with the percentage split agreed at the outset as detailed in the promotion agreement.
One of the key benefits of a promotion agreement is that the interest of both the landowner and promoter are fully aligned to maximise the future value of the land promoted through the planning process and planning permission we achieve to ensure a better return to both parties. It is also important to remember that the land is being sold in the open market and as such there is always transparency and clarity over the price that is achieved.
