How We Work

Our business strategy is to identify land with development potential and in partnership with landowners, implement a planning strategy to take the land through the local plan process and to apply for planning permission.

To do this, we enter in to a promotion agreement which is tailored to manage the characteristics of each site, the planning background and the specific objectives of the landowner that have been agreed at the outset. We will pay the costs of setting up the agreement and fund all the costs associated with the work we do at our risk and in line with and agreed budget. During the term of the promotion, the landowner retains ownership and occupation of the land.

When planning permission is granted we agree a sale strategy with the landowner and the land is offered for sale in the open market on completion of which, the costs of sale are paid first, our costs paid back second and the balance split on a profit share basis.

One of the key benefits of a promotion agreement is that the interest of both the landowner and promoter are the same, insofar as the better the planning permission we can achieve the better the returns to both parties. It is also important to remember that the land is being sold in the open market and as such there is transparency and clarity over the price that is achieved.
